When do I receive my monthly rental disbursements and my monthly owner’s statement?
We disburse rent to owners around the 15th of every month, depending on weekends and holidays. We offer ACH direct deposits and can mail physical checks as needed. ACH direct deposit is the quickest way to get your rental income. Physical checks are mailed out and will take longer to arrive to you.A few days after we disburse rental income to our owners, we issue monthly owner’s statements. Owner statements are typically published to your online portal, but we can also accommodate emailed or mailed statements.

What type of reports do I get and how often?
The owner’s statement is issued monthly and includes a breakdown of all income and expenses, along with the net proceeds. Typically statements are published to the owner portal around the 18th of every month after rental income disbursements are made, and depending on holidays and weekends. We can also mail or email owner statements as needed.For apartment complexes or portfolios of properties we can offer additional reports as needed and agreed upon.
Annually in January we also send a Year End Statement to assist with your tax preparation, along with a 1099 reporting all the income received by the property.

Can you make a direct deposit into my bank account for my monthly rental disbursements?
Yes, we can either make a direct deposit into your account, or we can send you a physical check. -
How is rent collection handled?
We make paying rent easy for our residents. Rent can be paid through the tenant portal with banking/routing information, credit card, or debit card. Residents can also make payments at our office with a check or money order. -
How long of a lease do you sign?
We sign annual leases for the majority of the properties we manage, typically going from early August through mid-to-late July. Occasionally we sign leases on a calendar year basis from early January through Mid-December. We do not typically offer short terms leases. -
How much security deposit do you charge the tenant?
We collect 1 month’s rent as the security deposit. -
Who holds the tenant security deposit?
We hold all security deposits in our trust accounts. -
Do I sign the lease and can I receive a copy of the lease?
You will not sign the lease. We sign the lease on your behalf as the “Agent for the Owners”. At any time you may request a copy of the lease, any renewals, as well as any property inspection reports. -
What type of properties do you manage?
We manage single family homes, townhomes, condos, duplexes, triplexes, quadplexes, and apartment complexes. We also do some light commercial office management. We manage student-geared and non-student geared properties. -
How soon can you start managing my property?
Depending on the time of the year and the amount of work needed at the property, we can typically get your property on-boarded and advertised within 10 days. If the property needs any work completed to make it ready for marketing and occupancy, it could be between 2 weeks and a month before we are able to start advertising. June, July and August are our busiest times of the year, and on-boarding properties can be more difficult this time of the year. -
Are you licensed?
The Real Estate Brokerage License is held by Chris Joiner. All of our Property Managers are licensed Real Estate agents in Georgia. -
Do you sell real estate too?
Yes! We do it all and are a full-service real estate company. We work with many primary home owners and well as investors. We’ve done it all - single family homes as primary homes or rental properties, townhomes/condos, duplexes, quadplexes, apartment complexes, and some light commercial. -
Can I reach you after hours?
We have an after hours emergency number for tenants to reach us in case of an emergency after hours. Otherwise, we are available during office hours. -
Do you work with Section 8 rentals or accept Housing Vouchers?
No. We strongly believe in affordable and accessible housing, but we do not serve this market.
